Faktor-Faktor yang Mempengaruhi Perkembangan Perumahan Formal di Kawasan Perkotaan Pangkalan Kerinci

Formal housing in the Pangkalan Kerinci sub-district has developed every year. This is based on data from the Central Bureau of Statistics of the Pangkalan Kerinci District in 2010-2020 the rate of population growth and economic growth in the Pangkalan Kerinci urban area has increased quite high. With high population growth and increasing economic growth, it certainly affects the development of formal housing which increases every year. This study aims to determine the factors that influence the development of formal housing in the urban area of Pangkalan Kerinci. This study uses descriptive analysis method to determine the factors that influence the development of formal housing in the urban area of Pangkalan Kerinci. The sampling technique in this research is purposive sampling where only certain people are obtained so that 3 respondents are obtained, namely the PUPR service, Regional Development and Planning Board and Developer The results of this study indicate that in 2010 - 2020 there have been formal housing spread in the Pangkalan Kerinci Kota, East Kerinci, West Kerinci and Makmur sub-districts. The highest number of housing built by developers is in the Pangkalan Kerinci City Village with 43 housing units. The development of formal housing in the Pangkalan Kerinci urban area occurs gradually. Based on the results of the analysis using pengamatan vissual terhadap citra satelite and observations of three time review points, namely in 2010, 2015 and 2020, formal housing in the Pangkalan Kerinci urban area shows that housing developments were initially only in the city center until they spread to the outskirts of the city. The factors that influence the development of formal housing are policy factors, population factors, land limitations, security factors and partnership factors
