Analisis Faktor-faktor yang Mempengaruhi Minat Beli Masyarakat Terhadap Perumahan Bersubsidi Di Kecamatan Tenayan Raya (Studi Kasus: Perumahan Mutiara Tenayan Raya)

The increase in population has a significant impact on the demand of the house and housing area. This phenomenon causes the distribution of houses to be unbalanced with the availability of houses or housing backlog and causes high house prices and land prices. Tenayan Raya district is a development area IV Pekanbaru City which functions as a residential and residential area and has a fairly high number of subsidized housing units with a fairly high number of built units, thus affecting people's buying interest in the selection of subsidized housing. So the purpose of this study is to analyze the factors that affect people's buying interest in housing in Tenayan Raya District. The approach used in this research is deductive. n this research, a quantitative descriptive research design was used with the type of exploratory research. To determine the sample using purposive sampling technique. As well as the sample collection formula was carried out using the slovin formula with a total of 85 samples aimed at the Mutiara Tenayan Raya housing community. The method used in this study is Confirmatory Factor Analysis (CFA) to produce factors that influence people's interest in subsidized housing. The results of this study show that there are 3 variable items that influence people's buying interest in subsidized housing, namely price, facilities and location. These variable items are grouped into 4 factors, namely facility factors, competitive price factors, strategic location factors and supply factors. Then the location variable item, namely housing that is safe and comfortable and not located in a disaster-prone area, is one of the variable items that is the first consideration for the community in choosing subsidized housing.
